This Commercial Lease Agreement is made this 18th day of September. 825 A.S by and between Cryer Pharmaceuticals (hereinafter referred to as “Cryer”) and Horizon Insights (hereinafter referred to as “Horizon”).
Cryer is the owner of land and improvements commonly known and numbered as Massachusetts Biomedical Research Facility and legally described as follows: A research facility dedicated to the advancement of the Biomedical sciences and protection of knowledge regarding the biomedical sciences.

Preamble
Cryer desires to lease the premises to Horizon, and Horizon in agreement agrees to the terms of the leased premises from Cryer for the term (specified below), at the rental, in accordance to the covenants, conditions, provisions, and obligations set forth below. THEREFORE, in consideration of the mutual promises herein, contained and other good and valuable consideration, the parties agree as follows:
Article the First
1. Term.
1.a. Cryer hereby leases the premises to Horizon for an “Initial Term” beginning on the 27th of this month (October) and ending in one (1) year on the 27th of October 827 A.S.
Cryer shall use its best efforts to give Horizon possession of the premises as soon as possible at the beginning of the Lease term. If Cryer is unable to timely provide the premises, rent shall abate for the period of delay. Horizon shall make no other claim against Cryer for any such delay.
1.b. Horizon maintains the right for the benefit of it’s staff, employees, agents, and guests, for unhindered access to all parts of the respective premises and all grounds and facilities contained within.
1.c Horizon does not maintain the right to modify, dismantle or otherwise change the facility’s that are being leased without the express permission of Cryer.
Article the Second
2. Renewal
2.a. Cryer and Horizon may agree to renew or extend this Commercial Lease, with such
modifications as the parties may agree to, in a separate, signed document.
3.Termination .
3.a. This contract shall be considered void if Horizon violates the code of ethics (as outlined by the University of Cambridge and Liberty Law), is found in violation of Liberty Law, damages the premises in a vexatious capacity, purposely hinders the execution of Justice or fails to pay Cryer the monthly dues in accordance with this contract.
